Bedford Park-Nortown is neighbourhood 39 on the City of Toronto's map. It runs west to Bathurst Street, north to Highway 401, south to Hillhurst Boulevard, and zigzags along Yonge Street and Avenue Road on its east side. The name comes from the Bedford Park Hotel, which opened in 1873 at Yonge Street and Fairlawn Avenue. Toronto annexed the area in 1912.

The two halves grew up differently, and they paint differently. Bedford Park proper, east of Avenue Road and north of Lawrence Avenue, went up between 1890 and 1940 as mid-sized detached and semi-detached houses. Many originals still stand and have been renovated hard. Others came down and were replaced with larger modern homes. The western half, Ledbury Park, was farmland. Lots went on sale in 1918, but most of it was not built out until after the Second World War, when it filled with small post-war bungalows. From the 1990s onward, many of those bungalows were demolished and much larger structures went up in their place.

The street names carry the history. Marmion, Deloraine, Melrose and Falkirk were named after the works of Sir Walter Scott. Melrose Realty subdivided the St. Germain property in 1922 and sold it as Melrose Park. Old Orchard Grove recalls its apple orchard. What Painting a Bedford Park Home Involves

One block here can hold a surviving 1950s bungalow and a recent custom rebuild side by side. They do not take the same prep, primer or number of coats.

The 2016 census counted 9,052 private dwellings in Bedford Park-Nortown. Thirty-four percent were built before 1960 and another 38% went up in 1991 or later. That is the split in one line. An older house has settled, been added to and been repainted many times, so it wants patching, sanding and spot-priming before colour. A newer rebuild is flatter, but the trim runs are longer and a poor cut line has nowhere to hide.

Highway 401 is the northern boundary, and the Ridley Boulevard end sits about 150 metres from the collector lanes, while Glencairn Avenue at the south end is roughly 2.5 km away.
