Yorkdale-Glen Park is a City of Toronto neighbourhood in the former borough of North York, filed by the City as Neighbourhood No. 31 and home to 16,625 people in 2021. Highway 401 caps it in the north, Allen Road runs down the east side, the CNR tracks close it in the west, and the south line sits below Stayner Avenue.

It is three places in one. South of Lawrence it is residential and it revolves around Dufferin Street. The northwest is industrial along Bridgeland Avenue, with the outlet stores at Orfus Road. The northeast, east of Dufferin and north of Lawrence, is part of Lawrence Heights. So one page covers a bungalow off Marlee, a row house near Flemington Road and a shop unit on Orfus.

The housing dates it. Glen Park Public School went up in 1948, after returning war veterans settled here, and the oldest houses arrived with them: small white or pastel bungalows with front bay windows and octagonal accents. The bigger brick bungalows followed between 1955 and 1972, in ranch, split-level and raised shapes, and south of Lawrence the streets read as a middle-class suburban community of brick houses. Since the early 1990s more originals have come down for custom homes built to fill the wide lots, and around Dufferin you will see Mediterranean-style exteriors that reflect the Italian-Canadian families here. What Painting a Yorkdale-Glen Park Home Involves

The first question on a house here is what the outside is made of. The neighbourhood record says many of the late-1940s bungalows are framed with aluminum siding, and that a fair number carry asbestos siding, popular then because it resists fire. Nobody has counted how many, so we identify yours before we price it. Aluminum wants a wash, a degrease and a bonding primer, because old aluminum chalks and a coating that cannot grip chalk peels fast. Asbestos-cement board wants the opposite. Age is the rest of it. In the City's 2016 census profile, 38% of the 5,847 private dwellings here predate 1960, against 33% across Toronto, and another 35% went up between 1961 and 1980. That puts 73% of the housing in front of 1981. This is a repaint market, not a new-build one. On a house that old the paint sits on a stack of older coats and fails in the same places: soffits, eaves, window trim and the sills that hold water. We wash, scrape, fill and spot-prime first.

No heritage committee governs colour here. The City lists 27 designated Heritage Conservation Districts and none is in Yorkdale-Glen Park, Glen Park, Lawrence Heights or the Bathurst and Lawrence area. The real constraint is access. Allen Road splits the neighbourhood as an expressway with the subway between the carriageways, and the 401 caps the top, so we schedule around the traffic.

The dwelling mix is not the Toronto average. In the City's 2016 profile, single-detached houses are 41% of the 5,847 dwellings against 24% citywide, and row houses are 11% against 6%. Tenure splits 3,300 owner households to 2,045 renter households, and 1,435 dwellings are condominiums.

Since October 2015 a four-phase revitalization has been replacing all 1,208 units and adding 4,092 market units, with build-out set for 2039. 160 Flemington Road and 120 Varna Drive are the two 15-storey market buildings up so far. Commercially the area punches above its size. Orfus Road is a 600 metre outlet strip between Dufferin and Caledonia, a two minute drive from Yorkdale. Bridgeland Avenue anchors the industrial northwest. Lawrence Allen Centre at 700 Lawrence Avenue West runs 679,575 square feet behind Canadian Tire and Fortinos, and Yorkdale Shopping Centre has stood at 3401 Dufferin Street since February 1964.
