Henry Farm is a pocket of North York with four hard edges. Sheppard Avenue East on top, Highway 401 along the bottom, Leslie Street west, Don Mills Road east. That is how the residents' association draws it. The City stretches the name past Don Mills to Highway 404, taking in the Parkway Forest apartment blocks.

The name is older than the houses by a century and a half. Henry Mulholland, from Clones in County Monaghan, Ireland, settled the land in 1806. His great-grandson George Stewart Henry farmed it, served as the tenth Premier of Ontario from 1930 to 1934, and sold the farm for two million dollars ten days before he died in 1958. Developers turned it into a subdivision through the 1960s. Henry's own house, Oriole Lodge, went up in 1824 and is still a private home at 17 Manorpark Court, with the Mulholland monument on the same street.

Pull up the map and the plan gives itself away. Deepglade, Denver, Elfindale, Farmview, Meadowglade, Quincy, Ringwood, Rochelle, Silkwood, and Skyview are all crescents. Manorpark is a court, Longhope is a place. Almost nothing runs straight. George Henry Boulevard, Havenbrook Boulevard, Shaughnessy Boulevard, and Parfield Drive carry the traffic and everything else curls off them and comes back. Havenbrook Park sits in the middle with a ball diamond, a toboggan hill, and the Henry Farm Tennis Club. On the west the land drops into the East Don ravine and the Betty Sutherland Trail, with Oriole GO Station past it. Fairview Mall and Don Mills subway station sit at the top corner, where Sheppard meets Don Mills Road.

What Painting a Henry Farm House Involves

Henry Farm went up in one stretch, so the houses share the same problems.

Start outside. The typical Henry Farm house is brick veneer on the ground floor with aluminum siding on the second storey. Two surfaces, two jobs. Brick veneer needs a coating that breathes. Aluminum needs a wash, a scuff, and a bonding primer, or the topcoat sheets off in two winters.

Then the era, which is where most quotes get it wrong here. People repeat that lead paint is a pre-1960 problem. That is not the rule for a Henry Farm house. Lead in paint was not regulated in Canada until 1976, so assume any house built before 1980 has it. Exterior paint took longer, so anything applied before 1990 can still carry high levels. Not a reason to panic, a reason to prep properly. We keep the surface wet, run dust collection, HEPA vacuum, and never dry-sand old paint or put a heat gun on it, per Ontario's guidance on controlling the lead hazard.

Then the ravine. Plenty of Henry Farm lots back onto the Don Valley, and those walls sit shaded and damp far longer than a street-facing one. Paint on damp wood does not bond, so ravine-side work gets real drying time and a spot in the dry part of the season.

Last, the split-levels. A lot of the stock is split-level and bungalow, mixed with Georgian and Tudor Revival fronts. A split-level puts half-flight sightlines and tall stair walls in the middle of the house, so the cut line gets read from two floors at once.

Interior and Exterior Painting in Henry Farm

Inside, most of these houses are on their third or fourth repaint, so the trim has been coated until the profile went soft. We sand it back until the edges read sharp again. Outside, south and west walls fade first, and those get the hardest look when we quote.

East of Don Mills Road the density jumps. Parkway Forest went up in the 1960s as a garden-city cluster of rental towers and has been rebuilt as Emerald City: 332 replacement rentals in four low-rise buildings, roughly 2,200 condo units in six towers in phase one, 10 towers in the full master plan, plus the Parkway Forest Community Centre.
